Malta Townhomes: Smart Tips for Downsizing Your Home

Ready to downsize from a larger home to a Malta townhome? If so, you probably have a pretty good idea in your head of the type of home you’re looking for. That’s smart.

But then you start shopping resale homes and… oh, my. So much to remodel, renovate and redecorate. Isn’t downsizing supposed to make your life easier?

Maybe we’re biased, but we think new townhomes are the perfect way to downsize. New townhomes give you more freedom to choose the right plan for you, more choice to personalize your home in our Design Studio, and more time to enjoy your home because it’s perfect from the moment you move in. After all, what’s the point of downsizing for a more carefree lifestyle if you just take on another project?

Here are a few smart tips for downsizing to a new Malta townhome.

Make a List

You may have some really good reasons for downsizing, especially if you’ve been maintaining a large home for years or even decades. Maybe you can’t wait to spend Saturday mornings curled up with a good book instead of mowing the lawn or going out to brunch instead of cleaning the whole house.

With all the things you’re ready to give up, it can be easy to lose sight of what you don’t want to give up. For example, you may not want to manage a lot of land anymore, but do you still want a small patio garden? You may not want three empty bedrooms once your kids move away, but do you still want a guest room so they can come and visit?

Make a list of everything you love, and don’t love, about your current home. Then circle the things that are our non-negotiables. For example, maybe you don’t want to compromise a big kitchen but definitely want to get rid of stairs. (If this sounds like you, you might like our Windsor or Kipling plans).  

Explore Your Passions

If you’re spending too much time and money maintaining a home that’s too big for your needs now, think about what you’ll do when you downsize and suddenly have more time and money to spare. Will you write that book? Learn guitar? Start a quilting group?

Choose a new home that gives you the space to explore your passions. Whether it’s a plan with a loft for your media room (like our Aston plan), main level bedrooms that can be turned into a hobby room (like our Windsor or Kipling plan), or a command center that can be turned into a home office (like our Kipling or Bristol plan), choose a home that gives you the space to explore new interests.

Create an Inventory

The big purge of all the things you’ve collected over the years can feel incredibly liberating. Owning fewer things will make you feel lighter, more organized, and more carefree. But there will always be things that you don’t use every day that are too cherished to toss. This can include photos, family heirlooms, and even practical storage needs like off-season clothing and gear will need to find a home to keep your home organized year round.

Make a list of all the items that you want to keep. Then look for new a home with storage that fits your needs. If you love golfing you may want an extra large mudroom with storage for your clubs. If you love to host parties from time to time you may want to consider a plan with a walk-in kitchen pantry (or island with storage) to keep all of your party platters within easy reach.
